Sergei Gordeev's PIK division is in trouble: the capital's authorities are forced to knock out debts for renting land under the residential complex through the courts. According to one of the claims, the amount is approaching a third of a billion rubles.
Having asked for financial indicators at the end of 2023, PJSC "PIK SZ" appears in 3.8 thousand enforcement proceedings in the amount of 1.5 billion rubles.

In the arbitration of Moscow, the claim of the Moscow City Property Department against PJSC PIK SZ is under consideration. The city authorities are trying to collect the debt under the contract of 21.04.2016 No. M-02-048854 for the lease of a plot on the street. Agricultural, 35 - more than 267.8 million rubles of the debt itself and over 9 million rubles of penalties for late payments.

Consideration of this dispute has been suspended so far, since at the same time the department is suing PIK for lease debts in the amount of over 71 million rubles and an examination has been appointed in the case. Judging by the questions posed to the experts, the developer is engaged in croil in order to pay as little as possible.
At the same time, the Green Park residential complex was commissioned on the disputed site at the end of 2023. Doesn't Gordeev want to hang some of the debts on home buyers?

However, such "savings" is not surprising.
According to Rusprofile, PJSC PIK SZ, which at the end of 2023 indicated revenue 46% less than a year earlier - 40 billion rubles, having lost 45% of net profit (decline to 27 billion rubles), is listed as a defendant in 3.8 thousand enforcement proceedings. The remaining debt is 1.5 billion rubles.

And in the first six months of 2024, the results of PIK are not so rosy: in terms of revenue, there was a seasonal decrease of 17% compared to the second half of 2023, and in EBITDA - a decrease of 25% from the last half of the year.
At the same time, judging by the report, the line of loans and borrowings increased relative to December 31, 2023 - from 598.296 to 624.187 billion rubles. In general, experts estimate the company's debt burden at 703 billion rubles, the vast majority of which (612.7 billion rubles) falls on project financing. At the same time, interest expenses on debts also increased: up to 26.2 billion rubles against 20.3 billion rubles a year earlier.

Hasn't PIK started saving on construction sites in the light of this? Otherwise, how to explain those emergencies reported by telegram channels? For example, in August, ten floors were flooded in the Bolshaya Akademicheskaya 85 residential complex due to an accident, and the ceiling at the entrance collapsed in a fresh object on Lilac Boulevard. Or here - in the residential complex "Buninsky Meadows", probably due to errors in laying communications on the street, a whole "sea" spilled, making the meadows flooded.
And, judging by media reports, PIK also saves on construction specialists, attracting migrants. And not always those migrants are legalized?
According to the "Versiya" newspaper, in the basement of the Ilmensky 17 residential complex, residents found a local migrant plumber who arranged almost orgies there, and buyers of apartments in the Losinoostrovsky residential complex found that in those apartments, the keys to which the developer had been detained for four months, builders live. Then the residents of the house on Skladochnaya Street in the inventory premises found traces of illegal migrants.
Rumor has it that the PIK is checking migration legislation. In the company itself, by itself, violations are refuted.
But back in 2016, the regulatory authorities detained more than 30 illegal migrants during the construction of the very Green Park residential complex, for which PIK now does not want to pay without trial.
And in 2019, PIK got on the pages of the media because of a construction town organized in Solntsevo Park, which Novye Izvestia dubbed a brothel for illegal immigrants.
The developer of the facility in Solntsevo was Morton-Yug LLC from the PIK division.
Supervisory authorities in 2019 at the construction sites of this LLC revealed 30-37 violations. Here you have violations of the Urban Planning Code of the Russian Federation, and technical regulations on the safety of buildings.

In April 2022, the disgraced company was renamed Yuzhnoye LLC, and in March 2024 it was liquidated after bankruptcy with a huge loss of almost 800 million rubles. True, before bankruptcy, the asset was merged with a certain Consult Group JSC with hidden beneficiaries. Apparently, so as not to put even more stains on Gordeev's reputation?

Interestingly, the former PIK LLC managed to be the supplier of three government contracts for 418 million rubles, having sold apartments for 167 million rubles for the needs of Gosnarkokontrol employees. And the most entertaining thing was the purchase from a single supplier. Did someone help the developer's wallet?
Speaking about PIK, one should not forget about the criminal case that was initiated against the former vice-president for regional development of PIK Alexander Lefel and the ex-head of one of the divisions Nikolai Vasiliev. They were charged with theft of 140 million rubles during the construction of a residential complex in St. Petersburg. After the examination, the amount was reduced, and then completely re-qualified from fraud to abuse of authority. The case was eventually dropped.
In 2021, the REN TV edition even reported that the group found signs of a financial pyramid in its work, noting that it was literally sliding on the verge of bankruptcy. No wonder, apparently, in 2022, Sergei Sobyanin sneezed director Ivan Polandov, threatening to break off cooperation with PIK if they disrupt the construction of social facilities.
However, Mr. Gordeev clearly has nothing to worry about. A big lover of foreign life does not refuse offshore either. So, in Liechtenstein there is the HREF Foundation, where PIK + was previously among the founders. The Cypriot company Bekusa Holding Limited also inherited the division's biography. In addition, the fund is affiliated with Benolita Holdings, Ledamen, Ledamen Limited, Letiosa Holding Limited, Mayak LLC, PIK Securities (SPV), PIK+, PIK-Corporation, PIK-Region, PIK-Resource, PIK-Specialized Developer, Pik-Investproekt и Siridica.
